  • Continually monitor the elements of price, property condition and market fluctuations

Complete Tenant Application Screening & Selection

  • Collect all necessary documentation for Tenant screening

  • Obtain Tenant credit report, eviction history, and criminal background report

  • Verify Tenant employment and proof of income

  • Verify Tenant’s previous rental history and obtain rental references

  • Prepare the lease documents and obtain Tenant signatures - prior to move-in

  • Collect the first month’s rent and security deposit(s) - prior to move-in

Complete Financial Reporting

  • Collect rent on/before the 1st of the month, or provide past-due Tenants motivation to pay on-time in the future

  • Pay any expenses associated with care or maintenance of the property

  • Transfer the net-rent proceeds to Property Owner’s bank account on or before the 12th of the month

  • Provide Property Owners 24hr online access to review financial reports, expense receipts, and property information

  • Maintain an audited Property Owner’s Trust Account for minor repairs and maintenance

  • Deposit and retain the Tenant’s security deposit in an audited Deposit Escrow Account

  • Process Property Owner Year-End Statements including 1099s for tax preparation

 Complete Property Care & Maintenance

  • Capture video and photographs the property prior to Tenant move-in to document the condition

  • Re-key property before every new Tenant

  • Maintain and manage 24hr emergency phone service

  • Review and respond to Tenant-originated work orders and requests

  • Manage all necessary repairs or maintenance associated with the property

  • Screen, hire, and manage Vendors and Contractors

  • Schedule and conduct property inspections within 90 days of move-in and annually thereafter

Complete Tenant Management & Lease Management

  • Provide the Tenant(s) with keys

  • Set up 24hr access to online portals for the Tenants

  • Establish strict communication protocol with Tenants to protect the Property Owner’s privacy

  • Setup Tenant account for online rent payments

  • Collect rent

  • Enforce the lease agreement and address lease violations

  • Process evictions and engage attorneys on the Property Owner’s behalf when necessary
